Sirius invests in large mixed-use commercial real estate assets in Germany which can be sub-divided into flexible workspaces, offering a range of high quality managed business accommodation to local businesses, predominantly in the SME sector.
Once acquired, Sirius devises and implements strategies to sub-divide such assets, as appropriate. By dividing such large premises into flexible work spaces and implementing strategies such as investing in cosmetic improvements to the common parts (including adding "Sirius Facilities" branding to the premises), installing an on-site management team, building a reception suite, providing complementary facilities such as a café and health club, adding meeting rooms and conference facilities and developing excess land on site for the establishment by third parties, Sirius intends to attract local businesses to take out leases of flexible workspaces.
Sirius' principal objective is to generate total returns for shareholders through the payment of semi-annual dividends and net asset-value growth, primarily through capital appreciation from the Group's portfolio. This will be achieved by investing in a sufficiently large portfolio of commercial real estate assets in Germany, with a primary focus on offices, business parks and industrial complexes. Sirius' target payout ratio is 60-80% of its recurring profit.
Sirius' property portfolio is managed by Principle Capital Sirius Real Estate Asset Management Limited (the "Asset Manager"). The object of the Asset Manager will be to identify acquisition targets and manage transactions and portfolios within Germany on behalf of the Group.
